INVESTMENT CRITERIA

Klosed Properties is growing and expanding its portfolio at an unprecedented pace. We target markets that are densely populated and commercial corridors/shopping centers where retailers are registering high sales volume. We purchase both “Value-Added” opportunities as well as Stabilized income-generating assets.

RETAIL — New York Metro

Asset types: Strip Centers, Grocery Anchored Shopping Centers, NNN (Banks, Fast food, Pharmacies, Big Boxes), Mixed Use properties and Retail Condos.

Strong retail component

Early registration will protect brokers if the information package is sent in writing and includes all information listed below. Our policy is to recognize and submit offers with the first broker who identifies a potential acquisition and furnishes us with substantive documentation that will allow us to evaluate the property, and register us with the Seller as potential buyers.

The information package should include:

  • Purchase price
  • Physical description of property
  • Current rent roll
  • Site plan/leasing plan
  • Tenant sales volumes
  • Market analysis of the area, local map and demographics (including market rents and competition in area)
  • Property photos
  • Operating statements for the last two fiscal years
  • Terms of existing debt if assumable and any prepayment penalty information
  • Lease abstracts, if available * ARGUS financial models (if available)
  • Property history (age, date of last renovation, etc.)
  • Disclosure of any environmental issues
  • This required information should be submitted as a complete package
  • Email submissions are preferred (such as PDF files)
